Hi Marlyn, thanks for your question. There are three primary types of commissioning:

1) Commissioning
2) Retro-commissioning
3) Recommissioning

There are several types of commissioning for buildings. The plain term “commissioning” typically refers to the initial commissioning of a new building. Retro-commissioning refers to the commissioning of an existing building that never had an initial commissioning when it was constructed, while Recommissioning refers to the commissioning of an existing building that did have an initial commissioning.

Commissioning of buildings according to ASHRAE guidelines is different than the commissioning guidelines according to LEED. LEED outlines some basic systems that must be commissioned.

In LEED commissioning is required in all LEED rating systems in LEED 2009 and LEED v4. The prerequisite is in the LEED EA credit category for fundamental commissioning and verification. The purpose is to support the design, construction, and eventual operation of a project that meets the owner’s project requirements for energy, water, indoor environmental quality, and durability.

There is also an optional "Enhanced Commissioning" credit in LEED that go beyond the prerequisite.
